Terms and Conditions
Cancellation Policy
Strict: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
Pets
A maximum of 2 pets are allowed per stay.
Your pet is your responsibility during your stay and should only be inside accompanied. Please make sure your pets are in the outdoor secure fenced area if you are out for the day (eg at the snowfields). Please ensure to clean up after your pet with doggy bags and take your dog for a walk on a lead for wildlife, farm animals, and pet safety. Please ensure pets don't jump on the beds or furniture during your stay.
Capacity
High Ground Estate has a strict capacity of 6 persons, regardless of age. This is in line with our Council regulations and property insurance. So please don't book if you have more than 6 people. If we find this house rule broken, you will be asked to leave.
Linen
We provide linen for the duration of your stay, with all beds made up, quilts, electric blankets (in the 2 King and 2 Single formation), towels, face washers, etc. If you have an accident and need to use something extra please ask.
Animals
We have a number of animals on the property and neighbouring properties. They are generally very friendly. Strictly no access for guests in any fenced/gated areas containing animals. You are welcome to pat them at the gates, but please don't enter for your safety.
Heating
Please do not leave the heating on through the day if you are out, or on all night. The Cottage structure was built in Latvia which caters for winters at -30C. It is highly insulated and you will find that you won't need to.
Smoking
The entire High Ground Estate is a completely non-smoking property. Please don't smoke in the house, yard or paddocks due to bushfire danger and impacting the livestock and native wildlife on the land.
Electric cars
There are charging points in Jindabyne to cover electric cars, and there's a Tesla supercharging station in Cooma. Our off-grid power system is not suitable to charge an electric car. We have solar panels coupled with a 5.4kW inverter, 24 batteries, and a back up generator, enough to power the two houses. A regular Tesla charging station uses 22kW. A supercharging station uses 120kW. Unfortunately the system cannot support such a high/fast power drain.
